Real estate lists your properties with their value, debt and equity at your share. Its tabs: Overview, Rent roll, Photos and Refinance package. The Overview also has the entries to confirm, shared expenses, mileage and your management time.
Add property needs only a name; the date, the price and the rest can come later. Buy a property (wizard) enters the purchase, the mortgage, the closing costs and the tenants in one go (Four ways to add a property).
Open a property: its tabs are in groups, on two lines. Pick a group on the first line, then a tab on the second. The last tab opened is remembered.
- Property: Checklist, Owners, Photos, Documents.
- Value and loans: Valuations, Loans and mortgages, Refinancings, Cost base and gain.
- Money: Revenue and expenses, Recurring, Cash flow.
- Rentals: Units, Tenants, Leases.
A valuation is the value on a date: add one each year, or from an assessment or an appraisal. The chart shows value, debt and equity, at your share or for the whole property.
