Open a property, then Upkeep and Repairs and improvements. Add a roof to redo, a water damage, the yearly furnace maintenance or an inspection. The date and the cost can wait: without a date it is To do, with one it is Scheduled.
Paid from: split the cost between accounts or cards, a loan (pick yours, or leave it on New loan and it is added to Loans when done), a company or someone else, or a grant or rebate (it lowers the cost). Only what comes out of your accounts counts in the Cash flow tab and in Planning.
Insurance claim: the insurer, the claim number, the deductible and what was paid. Once the payment has a date, it is recorded as property revenue in the account it went into.
Add the quotes and pick one, and the photos and invoices. Mark as done makes the entries: an improvement goes to Capital improvements (the cost base), the rest to Repairs and maintenance. Maintenance that comes back every few months is scheduled again. Repairs logged in a unit also show at the bottom.
