Units: each apartment or space, with its details and photos, its ads, its tenants, its log (repairs, complaints, visits) and its leases.
Tenants: who lives there, their contact details, the screening (consent, ID seen, credit and criminal checks through a licensed service, the decision) and references. A reference request goes to the previous landlord by email; another Indivia user answers in the app.
Leases: the rent, the dates and the signed lease, scanned with the phone’s camera or attached as a PDF. Renew a lease with the new rent. Reminders warn before a lease ends, counted from your province’s notice deadline.
Ads: write the ad once in English and French and copy it to Kijiji, Marketplace or another site.
The Rent roll lists every unit, its tenant, its rent and its lease end, for all your properties.
